& Obligations of Cottagers |
1. FIRES AND FIREPITS OR CHIMINEAS: Provided it is
safe and prudent to do so and there is no local ban
on starting a fire, a responsible adult registered cottager
only may start a fire in the specific location provided
on the property FOR PITS OR CHIMINEAS. The Cottager
must at all times supervise the fire in an environmentally
responsible manner and in compliance with all laws,
by-laws and regulations. The permitted fire shall be
restricted to a small cook fire for cooking small items
such as marshmallows or hotdogs or for an evening of
gentle social interaction and conversation. The Cottager
who has started the fire must not leave the fire unattended.
All children and others must be supervised at all times
by the Cottager. The Cottager must extinguish the fire
with water. Only safe WOOD PRODUCTS OR CHARCOAL can
be burned. No garbage, fireworks, accelerants, paints,
plastics, painted woods or other noxious products shall
be ignited. If it is unsafe to do so no fire shall be
started. If for any reason it becomes unsafe or unreasonable
to have a fire it shall be extinguished. Upon occupying
a Cottage (whether a rental or indemnity agreement was
actually signed or not by the Cottager) and starting
The Cottager(s) a fire hereby indemnifies and saves
harmless Shoreline Property Management Inc. its shareholders,
officers, directors, agents, assigns, contractors, employees,
and/or insurers from all claims, demands or losses sustained
by anyone for anything including damage to property
or persons, including for any injuries arising in respect
of, or in consequence, of any fires set on the property,
whether from a failure to adequately or safely manage
the fire or a failure to extinguish the fire, or prevent
the spread of any fire. This indemnity provision is
in addition to any other indemnity. The Cottager in
occupying a cottage acknowledges having read these rules.
The person permitting or starting the fire is responsible
to do so in safety regardless of any of the foregoing.
2. NO climbing, running, jumping or horseplay on or
from roofs.
3. NO climbing, running, jumping or horseplay on or
from decks.
4. Cottagers, parents, and/or guardians are responsible
for all children permitted on the property and the Cottager(s)
upon occupying a Cottage (whether a rental or indemnity
agreement was actually signed or not by the Cottager)
and hereby indemnifies and saves harmless Shoreline
Property Management Inc. its shareholders, officers,
directors, agents, assigns, contractors, employees,
and/or insurers from all claims, demands or losses sustained
by anyone for anything including damage to property
or persons, including arising from any accidents or
injuries.
5. There shall be no hanging or swinging from hooks,
apparatus, ropes or clotheslines.
6. Cottagers shall be restricted to claiming only for
the return of rent. COTTAGERS AGREE AND UNDERTAKE NOT
TO CLAIM FOR ANY LOSSES OR FOR ANY DAMGES FOR ANYTHING
ELSE INCLUDING WHETHER ARISING FROM ANY LOSSES OR INJURIES
TO THEMSELVES, OR ANY CHILD OR CHILDREN, OR TO THEIR
GUESTS, OR TO ANY PERSONS ENTERING IN, ON OR ABOUT THE
PROPERTY HOWSOEVER SUCH LOSSES, DAMAGES OR INJURIES
MAY HAVE BEEN CAUSED. The Cottager(s) upon occupying
a Cottage (whether a rental or indemnity agreement was
actually signed or not by the Cottager) and hereby indemnifies
and saves harmless Shoreline Property Management Inc.
its shareholders, officers, directors, agents, assigns,
contractors, employees, and/or insurers from all claims,
demands or losses sustained by anyone for anything including
damage to property or persons, including arising from
any accidents or injuries.
7. Cottagers shall be restricted to claiming only for
the return of rent, in the event of a failure of Shoreline
to provide the cottage.
8. Cottagers shall be RESPONSIBLE FOR THEIR OWN PERSONAL
EFFECTS AND PROPERTY AND SHALL SAVE HARMLESS FROM ANY
AND ALL CLAIMS Shoreline Property Management Inc. its
shareholders, officers, directors, agents, assigns,
contractors, employees, and/or insurers from all claims,
demands or losses sustained by anyone for anything including
LOSSES OR ANY DAMAGE TO PROPERTY.
9. NO smoking is permitted in any of the cottages and
butts MUST be disposed of PROPERLY in cans provided
for the purpose.
10. THE premises are provided to the cottager to be
used in a safe and responsible way in neighbourly surroundings.
Intoxication, and unruliness whether due to alcohol
or drugs, is not permitted. Loud noise, excessive parties
and disturbances or unruliness or abuse of property
or persons in the neighbourhood whether resulting in
police calls or not are not permitted. Shoreline at
its option may with or without the assistance of police,
may enter upon the property and with such force is necessary,
remove or eject any person who disturbs the quiet enjoyment
of the neighbourhood or disturbs the peace. A Cottager
shall not allow excess number of persons to stay or
visit in or about the cottage or permit disruptive persons
from visiting on the property.
